Estate Agents are now legally obliged to provide homebuyers and tenants with a valid Energy Performance Certificate. EPC have been introduced to help improve the energy efficiency of buildings, and are required for all homes when sold or rented.
If you are selling a home you now are legally required as the vendor to possess this energy certificate by law. They are also needed for rented homes in the first instance that the property is to let.
The EPC provides ‘A’ to ‘G’ ratings for a building, with ‘A’ being the most energy efficient and ‘G’ the least. The aims of an Energy Certificate is to introduce measures that will help to cut homes’ carbon emission output and helps to tackle climate change.
Energy Performance Certificates are an excellent way for prospective homebuyers to assess the energy efficiency, or otherwise, of a potential purchase. They allow the purchaser to consider energy efficiency and fuels costs, and how this may affect their investment. Naturally, the more energy efficient a property is then the less the financial constraints will be upon the owner or tenant.
